Dear convert-me.com forum visitors,
Our forum has been available for many years. In September 2014 we decided to switch it to read-only mode. Month after month we saw less posts with questions and answers from real people and more spam posts. We were spending more and more resources cleaning the spam until there were less them 1 legitimate message per 100 spam posts. Then we decided it's time to stop.

I have road frontage of 96'
right side is 596'
left side is 709'
rear is 206'
I have come up consistently with approx 2.5 acres but my appraiser says 1.2 and the realtor says 5.2 can anyone please help?

A four-sided figure is not "rigid" based on just the four sides. You need at least one angle (and which corner it is, or one diagonal, to fully specify. The deed description should give that, or the bearing angle of the four sides, which allows it to be calculated.
Without it, the acreage can't be calculated.

the left side rear corner is 86 degrees ,not sure if that helps

Check your boundary lengths and the interior angle of 86º between the left and rear sides.
An interior angle of 86º gives a diagonal measurement of 737.95 feet. The sum of the remaining two boundary sides is less than 737.95 feet. For any triangle, the sum of any two sides will be greater than the third side.
An angle of 68º will give you 2.49 acres, more or less. Could the interior angle be 68º, instead of 86º?

your approximate acreage is 1.83. I could tell you more if I knew more information. If you could get bearings and distances from you deed or map that has your property dimensions I could get you an exact amount. I hope this will help you.
